SUSAN VON FREDDI – Broker & Owner
Susan, a full time resident of Hampton Bays for 55 Years, a real estate broker-owner since 1973, is a founding partner of Village Real Estate in Hampton Bays for 44 years. She was a former Director of the New York State Association of Realtors, a past president and co-founder of the Hamptons and North Fork Realtors Association having served on numerous professional committees. Susan was awarded the Realtor of Distinction Award, Realtor of the Year Award by the Hamptons and North Fork Realtors Association for her many years of service to the industry and was recently awarded with the National Association REALTOR Emeritus Status in 2016. Susan sits on the Suffolk County Downtown Revitalization Board (representing 18 legislative districts) which recommends grants to Suffolk County downtowns. Susan is also a member of the Town of Southampton Economic Development Committee and the new 38 acre Good Ground Park Committee.
Susan is currently the President of the Hampton Bays Beautification Association for the past 8 years and was Vice President for 12 years. HBBA is a 501(c)3 not for profit all volunteer group with 900 members and supporters. She is very involved in local community activities. Some of her favorite projects were the 60 Ft. Flagpole at Rt 24 and Montauk Highway, the Antique Lampposts on Main Street and the installation of the Fritz Cass Sculpture “Fish Around a Crescent Moon” at the Shinnecock Canal Park as well as the design competition for the Hampton Bays Flag. Hampton Bays Beautification manages all the planted medians in Hampton Bays, Pocket Parks, Good Ground Road, Main Street flowers and urns, and the 4 welcome to Hampton Bays signs, the Flagpole area and the Eastern Shinnecock Canal Park. HBBA has adopted the Hampton Bays Post Office grounds and is responsible for al the Hampton Bays Holiday Decorating. HBBA for 21 years has sponsored a free public concert at the Hampton Bays Ponquogue Beach Pavilion which draws up to 2000 residents each year.
In April of 2018, Susan was honored by the National Association of Realtors and HANFRA.
GERI MUHS – Broker & Owner
Geri Muhs, co-owner and managing broker of Village Real Estate is a life-long resident of Hampton Bays. Her family has lived here for five generations. Geri previously owned Geri’s Headlines, a hair salon in Hampton Bays that she operated for thirty years. While still in the beauty business Geri started in real estate in 1987. Her close one on one relationship with all her salon clients carried through to her Real Estate business. Geri’s referrals come from those who have known and trusted her in business since 1973. Each client gets her hands on honest approach. You will get the service you deserve from someone you trust.
Geri is the proud mother of two sons, Jeffrey and Shane and has four grandchildren, Dakota, Ayden, West and India. They all live nearby.
In her spare time Geri enjoys boating and fishing. She is an accomplished fisherman and has fished for everything locally from the smallest flounder to Giant Bluefin Tuna. St. Martin is her favorite vacation spot and she has spent many years vacations there.

Marcy has an uncommon passion for houses, loves investing in, designing and decorating them! And ,of course, listing and selling as well. A graduate of the Fashion Institute of Technology she has a strong background in design and concept. Finding just the right house for just the right buyer is her ultimate goal.
Before joining Village Real Estate, Marcy worked in the toy industry as a designer & product manager. Spending much time abroad in Europe and the Far East buying and developing products as well as developing and managing a customer mail order catalog.
In her off hours you’ll find her spending her time in, on, or around the water, engaged in such activities from fishing to just soaking up our East End sunshine.

Fran is truly a people person. She has great interpersonal skills. She is honest, friendly and caring, a great listener as well as a great communicator. Fran is extremely responsive, always taking her clients and customers concerns to heart. Fran’s close attention to detail, her business ethics andintegrity are some of her greatest assets.
Fran is a graduate of St. John’s University Queens , NY. She has a B.A. In Sociology and Economics. Fran worked in the financial sector for a major institution for over 33 years. Also, in the 1980’s, she was a part time Real Estate Sales person covering Forest Hills in Queens.
Fran was born and raised in Calverton and Hampton Bays, leaving to go to college and later stayed to work in New York City. Fran is happy to be back home in Hampton Bays and back in real estate sales .. Fran’s double major in college has prepared her for this venture. Real Estate is the perfect match for her skill set.
With a great appreciation for all the East End has to offer I take an enthusiastic approach to real estate. The diversity of properties lends itself to a wide variety of possibilities.
